Slab Leaks

One of the most serious plumbing problems for a homeowner to face in Florida is a leak within or underneath the slab of the home. Left undiagnosed, a slab leak is left unattended the more damage it can cause.

It is critical to call a respectable, experienced and professional plumbing company to help if you suspect a leak. We can help by locating the source of the problem then suggest some alternatives as repair options. The biggest challenge, of course, is gaining access to the leak in such an inaccessible location. We have methods of repairing the damage which may save you time and money. And as always, when you call Swift Plumbers, you can be sure of a level of customer service that looks after your needs and your home.

After years of research, Dr. Marc Edwards, professor of Civil and Environmental Engineering at Virginia Tech has proven that the recent epidemic of pinhole and slab leaks in copper pipes is caused by the water.

In order to comply with the Safe Water Drinking Act of 1991, water treatment plants began disinfecting our drinking water with Chloromines instead of Chlorine. This removed the Natural Organic Matter (NOM) from the water which did make our water safer to drink, but in turn made it very aggressive to the copper pipes.

With NOM in the water, the copper was able to develop a protective film coating. Like when you put a penny in water, it would eventually form a blue-green patina. As the protective film develops it protects the pipe from the water and the corrosion rate decreases. However, the changes made to our water chemistry have interfered with the formation process resulting in accelerated pitting and corrosion.

Homes built in the 1960’s and 70’s can expect about 30-35 years of life from their copper pipes. Homes built since 1980 will get about 8-15 years of life from their copper pipes. Some pipes may fail in as little as 2 years.

Most of the time a visible leak or visible damage is the first sign that repiping may be necessary. However in many cases a high water bill will be the only way a customer realizes that they have a leak. The corrosion and “green spots” common to copper piping that often indicate the need for repiping are not always visible. Repairing a leak will put additional pressure on other weak spots in your piping and should not be considered a permanent solutions. Please visit our testimonials page and our YouTube page.
